Most of a listing's best traffic arrives in its first 14 days. After that, attention decays and the listing starts to look "old" to buyers watching the market. The launch - not the discount - is where you earn your price. Here's the sequence I run.
Before it goes live
- Pre-listing inspection so there are no surprise deal-killers later
- Professional photography, drone, and (for luxury) twilight shots
- Staging consultation and the low-cost upgrades that actually pay
- Full MLS prep: accurate square footage, room dims, flood/CD disclosures
Week 1: Maximum exposure
Go live on a Tuesday or Wednesday - ahead of the weekend showing rush. Syndicate across the MLS, broker networks, and a social/email blast to my buyer list. The goal is a full showing calendar by Saturday.
Week 2: Convert attention to offers
Review feedback from every showing. If traffic is strong but no offers by day 8-10, it's usually price or presentation - and I tell you which. The first reduction, if needed, should come by day 14, not day 45.
What kills a launch
Going live unfinished (paint mid-showing), weak photos, lazy descriptions, and overpricing. None of these are fixable after the fact - they have to be right on day one.
