If you're an investor whose income is hard to show on paper - self-employed, multiple properties, or simply maxed out on DTI - a DSCR (Debt Service Coverage Ratio) loan can be the path to your next Tampa Bay rental. Here's how they actually work.
What a DSCR loan is
Instead of qualifying you on your personal income, the lender qualifies the property. The DSCR is the property's rent ÷ its debt service (P&I + taxes + insurance + HOA). If rent covers debt service 1.2x, that's a 1.2 DSCR - and most lenders want 1.0-1.25+.
When DSCR wins
- You're self-employed and your tax returns understate your real capacity
- You've hit conventional DTI limits with existing rentals
- You need to close fast without full income documentation
- You're building a portfolio and conventional underwriting slows you down
What to watch
DSCR rates and points run higher than conventional - that's the trade-off for the easier qualification. And a deal that only works at DSCR pricing may be too thin to begin with. Underwrite conservatively: assume a real vacancy, real management, and real insurance (which has risen in Florida).
The right way to use them
DSCR is a tool for scaling, not for rescuing marginal deals. The strongest investors I work with pair DSCR for speed with a refinance to conventional once the property seasons.
Send me your target property and rent estimate and I'll tell you if it clears a 1.25 DSCR - with real numbers.
