Most aspiring investors think they need 20% down on an investment property. They don't - house hacking lets you buy with owner-occupied financing (often 5% or less down) while rental income helps cover the mortgage. It's how many of Tampa Bay's successful investors got their start.
How it works
Buy a 2-4 unit property (or a single-family with an accessory unit), live in one unit, rent the rest. Because it's owner-occupied, you qualify with conventional or FHA financing at owner-occupant rates - and the rental income offsets your housing cost. After a year, you can move out and repeat, building a portfolio one property at a time.
Where it works in Tampa Bay
- Multi-family zones in Tampa and St. Pete where 2-4 unit inventory exists
- Seminole Heights & Tampa Heights - investor-friendly, appreciating
- Clearwater/Dunedin near the medical corridor for steady mid-term renters
- Westchase/Brandon for accessory-unit or roommate-style house hacking
The math
Live rent-free (or nearly) while the tenant pays down your mortgage and the property appreciates. After 12-24 months, refinance or move out and repeat. The compounding is real - done well, it's a path to a 5-property portfolio in a few years.
What to watch
Owner-occupant rules require you to actually move in (don't commit mortgage fraud). Underwrite the deal assuming you cover any vacancy. And choose an area where the rent-to-price ratio makes the hack work - I'll tell you honestly where it does and doesn't.
