Summer in Tampa Bay means 90+ degree afternoons, daily thunderstorms, and a market rhythm that slows a bit as families travel. Touring homes efficiently in this climate is its own skill - and it changes what you notice.
Timing your showings
Tour in the morning - before the heat peaks and before the typical 2-4pm storms roll in. Morning light also shows a home at its best, and you'll avoid the sweat-soaked second impression that colors every room negatively.
What summer reveals
Summer is the best season to judge the things buyers care about most: AC performance (does it hold 72 inside?), insulation, pool condition, and drainage (watch where water pools after a storm). A home that's comfortable and dry in August is telling you something.
Watch the market rhythm
Summer inventory dips as sellers delay listing until fall. If you see a good home in July, it's often a serious seller - don't assume you'll find a better one next week. Conversely, price reductions accumulate by late summer as listings age.
Bring the right gear
Water, sunglasses, and a fully charged phone for photos and notes. I bring the comparables, the inspection red flags to watch, and the patience.
Message me when you're ready to tour - I'll build you a route that respects the heat and the calendar.
