If you're shopping new construction in Wesley Chapel - Starkey Ranch, Meadow Pointe, or the newer Crystal Lagoon communities - the single most important thing to know is this: the builder's salesperson represents the builder, not you. Their commission depends on selling you upgrades at full margin.
Always bring representation on the first visit
If you walk into a model home and register without your own agent, many builders will refuse to let you add representation later. Register your buyer's agent on the very first visit - me - and you keep your right to independent guidance through the entire build.
What I negotiate that buyers can't alone
- Builder incentives vs. actual price - they're not the same thing
- Upgrade pricing and design-center allowances (where the real margin lives)
- Lot premiums, HOA disclosures, and CDD (Community Development District) fees
- Pre-drywall and final walk-through standards
- Closing-cost credits and rate buydown contributions
CDD & HOA reality check
Most Wesley Chapel communities carry a Community Development District (CDD) assessment on top of the HOA. It's not optional, it lasts for decades, and it materially affects your monthly cost. I make sure you understand the real all-in carrying cost before you sign.
Planning to tour a builder? Message me first and I'll join you and review every incentive line-by-line.
