Days on Market Rising - What Tampa Bay Sellers Should Expect This Season

September 7, 20265 min readBy Sandor Szabo

The headline number every seller should watch is days on market (DOM) - and across Tampa Bay it's been climbing. After years of homes going under contract in under a week, the median is now measured in weeks. For most sellers, this is the market normalizing, not crashing.

Why a longer DOM isn't a red flag

A 30-45 day DOM is historically normal. What's changed is buyer behavior: with more inventory, buyers no longer feel pressured to make same-day offers. They tour, they compare, they negotiate.

How to win on a longer runway

  • Price right the first time. The #1 DOM killer is an aspirational starting price followed by reductions. Each cut signals "trouble" to buyers.
  • Pre-inspect. A pre-listing inspection removes surprises that blow up deals in inspection periods.
  • Be flexible on terms. In this market, sellers who'll credit for rate buydowns or repairs win.
  • Patience pays. The right buyer is out there; forcing a fast sale by underpricing leaves money on the table.

If your home has been sitting longer than you'd like, message me - I'll tell you honestly whether it's price, presentation, or just the market, and what to do about it.
