For the first time in three years, active inventory in the Tampa-St. Pete-Clearwater MSA has crossed back above the long-run average. After the inventory famine of 2021-2023, buyers finally have options - and that rebalances the market in ways that affect every transaction.
What more inventory actually changes
With more homes to choose from, buyers compare rather than compete. Price reductions have become common, inspection contingencies are respected again, and sellers are offering concessions (closing credits, rate buydowns, repair credits) that simply didn't exist in 2022.
But it's not a buyer's market yet
Three months of supply is still technically a balanced-to-seller's market. Well-priced, move-in-ready homes in desirable school zones still go fast. The shift is real but moderate - we're not in a crash, we're in a correction back toward normal.
What I'd do right now
- Buyers: This is the best buying window in three years. Don't wait for the bottom you may not get.
- Sellers: Price and present to stand out - the lazy listing no longer sells itself.
- Investors: More inventory means more deals, fewer bidding wars, and better entry pricing.
