One of the most interesting dynamics in this Tampa Bay cycle has been the bifurcation between price tiers. While entry-level and mid-market inventory piled up and price reductions mounted, the luxury tier - roughly $1.5M and above - stayed notably resilient.
Why luxury held
A few forces: luxury buyers are less rate-sensitive (many pay cash), the high-end buyer pool is wealthier and more rate-immune, and luxury inventory is scarcer than entry-level. The result is a market where the top tier barely softened while the bottom tier corrected.
Where luxury is concentrated
Tampa Bay's luxury clusters are clear: South Tampa (Hyde Park, Palma Ceia, Bayshore-front), Davis Islands, downtown St. Pete towers with water views, and the Gulf-front pockets of Clearwater Beach and Sand Key. Each has its own price logic.
Where the deals are
The "deals" in luxury aren't steep discounts - they're the homes that have sat 60-90 days and whose sellers will negotiate terms (closing credits, longer close, rate buydowns). A luxury seller rarely wants to cut price publicly, but many will deal quietly off-market.
Appraisal gaps & cash offers
Above $1.5M, appraisals lag the market, and appraisal-gap coverage and cash offers often decide the winner. I coach luxury buyers on structuring offers that win without overpaying.
