"Should I buy new construction or a resale?" is the question I field most from Tampa Bay buyers - and almost everyone compares them on the wrong number. The real cost isn't the list price. Here's the honest comparison.
New construction: lower surprise, higher carrying cost
New homes come with warranties, modern systems, and no deferred maintenance - real value. But in communities like Wesley Chapel and Lakewood Ranch, you often carry a CDD assessment on top of the HOA, plus the cost of landscaping, window treatments, and a pool you'll likely add later. The all-in monthly cost is higher than the list price suggests.
Resale: lower entry, more upfront risk
Resale homes cost less up front and may include mature landscaping, pools, and window treatments already in place. The trade-off is the inspection - roof age, AC age, polybutylene plumbing (in older homes), and the cost of updating. A $20k roof in year two changes the math fast.
The real comparison
- Add CDD + full HOA to the new home's monthly
- Add the inspection-likely repairs to the resale's price
- Compare total monthly carrying cost, not just P&I
- Factor in the time cost: new builds mean 6-12 months of waiting
When each wins
New wins for buyers who want low-maintenance, modern layouts, and can wait. Resale wins for buyers who want location, character, established neighborhoods, and immediate move-in. I run both scenarios with real numbers for every client.
Message me your budget and I'll show you new vs resale options side by side - with the real all-in cost on each.
